Our Services

Advertising & Marketing: Being ranked #1 on Google gives us a huge advantage. Additionally, advanced technology built into our website automatically posts you rental property to hundreds of sites across the internet to maximum your exposure and get your property rented quick.

Showing Your Property: We will schedule and show your property in a professional manner. A property is typically shown over a dozen times before we find the perfect tenant.

Tenant Screening: We have very strict guidelines when it comes to qualifying our tenants. We run an extensive credit, background and criminal checks.

Rent Collection: Our tenants have several methods of paying their rent including recurring credit card billing. Tenants are automatically sent email and letter reminders the day they are late. Therefore, there is never an excuse for tardiness.

Property Inspection: In addition to taking extensive photos upon move-in and move-out, we have a two page detailed property review sheet that we complete with the tenant. We also perform quarterly drive-by or rent pickup inspections.

Maintenance Service: We have a professional maintenance service under contract that can handle any issue. Tenants can either call us or enter a maintenance request online. Owners can track requests, costs and conclusions online in real time.

Move In/Out Coordination: We personally meet the tenant on both move-in and move-out days to answer any questions.

Accounting Services: We provide full accounting services for your property which you can review anytime online and print reports.

Our Fees

Option 1

Lease and Go: We market your property and screen candidates. We do a complete credit check, background check, sex offender check, etc. Once we identify the best candidate we hand them over to you. You sign a lease directly with the tenant. We are then out of the picture and the tenant contacts you with any questions or issues. Cost: One Month’s Rent

Option 2

Leasing and Management: We market your property and screen candidates. We do a credit check, background check, sex offender check, etc. We sign a lease directly with the tenant. The tenant contacts us with any questions or issues. We manage your property, collect the rent, deal with all issues and send you the rent proceeds. Cost: Half a Month’s Rent plus 10% Monthly.

Extended Rental Contracts: If your tenant wants to continue renting your property, we will sign a new lease agreement with them for a small fee of $145. You do not have to pay half of one month’s rent if the tenant is continuing the lease at the same address.
